HBW KNOWLEDGE / BASICS
Choose a fixed-rate period with the remaining balance in mind
The fixed-rate period determines how long your agreed interest rate applies. It does not necessarily determine when the mortgage is fully repaid.
Fixed-rate period versus total repayment term
A loan can have a fixed borrowing rate for ten or fifteen years and still leave an outstanding balance. Unless you repay that amount from your own funds, further financing is needed. A fully amortising loan instead aligns the payment and fixed-rate period with full repayment within the agreed period.
Compare these features together
| Feature | Why it matters |
|---|---|
| Borrowing rate and effective annual rate | Understand interest costs and the costs included in the effective rate. |
| Monthly payment and initial repayment | Connect affordability with debt reduction. |
| Balance at the same comparison date | See how much needs refinancing. |
| Extra repayments and repayment-rate changes | Check the flexibility actually provided by the contract. |
| Commitment interest | Relevant when drawdown is delayed or made in stages. |
Longer certainty can have a price
A longer fixed-rate period can reduce exposure to rising refinancing rates for longer. Whether a possible premium is worthwhile depends on your budget and ability to bear risk. Do not choose a short period merely because its starting payment appears lower.
Ask for comparable scenarios
Compare the same borrowing amount with different fixed-rate periods and repayment levels. Look at both the payments during the period and the debt remaining afterwards. An interest-rate forecast cannot replace that comparison.
Frequently asked questions
Can the rate be fixed until full repayment?
Suitable fully amortising offers can fix the rate until the loan is repaid. The affordability and terms require an individual calculation.
What happens when the period ends?
You can examine a new agreement with the current lender or a switch. Plan using the balance expected at that date.
