HBW FINANCE / REMORTGAGING

Your outstanding mortgage deserves a fresh comparison.

When your fixed-rate period ends, the payment, repayment level and balance should fit your circumstances today. We discuss how to prepare the next financing phase.

Start with the date, balance and preferred payment

Record when your fixed-rate period ends, the expected outstanding balance and your intended repayment plan. Income may have changed or your own funds may be available for a partial repayment. The original arrangement is not automatically the right template for the next phase.

Renew, switch or agree terms early

OptionMeaningPoints to consider
RenewalA new interest agreement with the existing lender.Compare with alternatives for the same outstanding balance.
Switching lenderAnother lender’s loan repays the existing balance.Include switching costs, security arrangements and the repayment date.
Forward mortgageTerms agreed now for borrowing starting later.Check any premium, commitment to draw down and timing risk.

Make two interest scenarios visible

Assumed outstanding balance: €200,000Initial monthly payment
3% borrowing rate + 2% initial repaymentAbout €833
5% borrowing rate + 2% initial repaymentAbout €1,167

These are calculation scenarios, not current offers or forecasts. They show why future payments need reviewing even after a mortgage has been running for years.

When a lender switch pays off

A lower payment can result from lower interest or slower repayment. Compare the outstanding debt at the same date as well. Security-transfer and notary costs, and any applicable early repayment compensation, belong in the decision. Contractual dates and possible cancellation rights must be checked against the actual agreement.
